Pursuant to Article 187 of the RA Civil Code, a citizen or a legal person which is not the owner of the immovable property, but possesses it in good faith, openly and consecutively as own property within ten years, shall acquire the right of ownership to that property (acquisitive prescription).
A person invoking the acquisitive prescription may join to the term of his or her possession the time period during which that property has been possessed by a person whose legal successor he or she is.
Prior to the acquisition of the right of ownership to property by virtue of acquisitive prescription, the person possessing the property as ownership shall have the right to protect it from third persons who are not owners of the property and do not have the right of possession to it on other ground provided for by law or contract.
The right of ownership to immovable property for the person having acquired it by virtue of acquisitive prescription shall arise from the moment of state registration of that right.
